For a long time I have been observing the real estate market and I see significant changes over the past few years. As a person who runs a design company, I can say that most of the changes are positive. To view the property market I have analyzed our experience in designing for the past 4 years and I want to emphasize the most obvious trends.
In 2013 a large part of our work was occupied with retail outlets – 38%. This is because our powerful customer is “Silpo” company, which is at the time actively developing and expanding its network. Since they are considered a serious player in the retail market, we can conclude that 2013 was generally favorable for the development of network retailers. Sports, educational and recreational buildings occupied second place – 19%, and the rise and residential facilities occupy only 15%.
In 2014, the growth trend of trade continued and started to make up for 50% of the market. Interesting is that the demand for housing design continues to decline and is already 8%, even the objects of industrial purpose – 12%. Sector of office buildings, sports and recreational and educational facilities that make up a very small amount are the same for almost two years.
Year 2015 was characterized as the construction boom in the housing estate, the share of housing projects started to be 50% and shifted objects of trade from leading position. Momentum sector of industrial and agricultural facilities started to gain.
This year, the trends of 2015 are saved – housing occupies the bulk of the market. Competition promotes the development and improvement of architectural solutions. And a growing number of projects in various format recreation such as hotels, boarding houses and various recreational facilities. A trade sector continues to fall steadily and occupies only 13%.
Leaving statistics and delve into one of the leading sectors – residential real estate, we can note some persistent factors. For example, over the past 2 years there was a sharp shift from building simple houses to building multi-residential complexes with its own infrastructure. Due to increased competition, the developer started to attach greater importance to the architectural appearance of buildings. New interesting solutions started to appear, the building with its own unique character. More attention is paid to the needs of the end customer, planning apartments insolation, public spaces, which for various reasons still were ignored.
Despite the sharp growth for demand for one-room flat, which was observed for the last time, this year the situation began to change gradually for 2, 3 rooms. In our view, this suggests that the consumer of category buyer-investor reoriented to the buyer-owner. This category of buyers purchase house for themselves, not for investment or for rent. Accordingly he chooses thoroughly.
